Middletown Township permits owners of single-family residential dwellings to create an accessory apartment on their property to rent to low and moderate income households for a period of 10 years. It can either be in a detached building (i.e., a second story apartment over a detached garage) or within the single-family dwelling. 

The Middletown Accessory Apartment Program is now offering grants up to $60,000 to help build the apartment. Prospective tenants must be selected through a lottery system from applicants in the Middletown Township Affordable Housing Database. 

  • Must be in a single family zone.
  • The apartment can be within the principal structure, added to a principal structure, or located in a separate detached building.
  • Must be on a lot that is at least 7,500 square feet.
  • Must be able to provide one off-street parking space for the apartment.
  • The rent is restricted for the first 10 years at an affordable level.
  • The occupancy of the apartment must be restricted to a low or moderate income household for the first 10 years.
